Work Flow & Build Process

Beyond our desire to build high quality homes that will stand the test of time, our aim is to provide our customers with a wonderful experience form start to finish. We believe that establishing a clear process framework helps to foster consistency and improves overall build satisfaction.

Introductions & Initial Consultations

These initial discussions allow for homeowners to investigate and explore the offerings and capacities of Southern Oak Custom Homes while also communicating desires and dreams for your future home. This is a great time to consider perceived intangibles and skillsets of the different builders you are considering to award your project too. 

It is very important that you feel able to trust and work well with whoever you choose to build your home.

01. Establish A Budget

Establish A Budget

Establishing a clear budget is the first step to building a home. The size, layout, and materials of a home are all determined by the budget. After a budget and financing are determined it is possible to begin the design process.

Payment method must also be determined during this pre-build stage in the process. Bank loans require certain considerations and processes that cash builds do not.

Design & Floor Plan Selections

After a budget has been determined home design can now begin. We can build pre-existing plans that you bring to us or help you design the home of your dreams out of thin air. We also have a selection of plans to select or edit as you see fit. This will be your home and it is our desire to serve your interests every step of the way. 

Our in-house draftsman is available to guide you through the design process and help you move through edits and changes efficiently. 

03. Sign Contracts

Sign Contracts

With home design and floor plans solidified, total cost can be determined and presented to the homeowner for final approval. At this point full commitment is required to proceed and contracts are locked in.

Land Evaluations & Site Prep

Contracts are signed and financing secured, it’s time to move some dirt. Depending on the site septic, power, and water might be required before concrete is even a consideration. We will handle all permit and municipal requirements that your build might entail.

05. Finalize Selectons & Finishings

Finalize Selections & Finishings

For a smooth build, it is best to make as many decisions as possible – if not every decision. Supplies and materials must be ordered, and brought to site both big and small. From giant lumber packages to light fixtures and cabinet hardware, we will provide you with timelines and options to choose from and can also guide you beyond our own reach to help you secure the finishings you desire for your home.

We are also able to store purchases and selections in our warehouse until they are needed onsite in an effort to create a smooth and efficient build. Once the momentum of the build project begins to pick up speed, we will do everything we can to keep it rolling and hit the agreed upon timelines presented during initial talks and planning meetings.

Build

From pouring concrete and framing the structure all the way through to trim and final paint our homeowners will be kept up to date. Using the homeowner CF portal we provide access to view scheduling, job notes, site photos and more in an effort to let homeowners be as connected each day as they desire.

For typical builds we estimate seven to nine months of build time once ground has been broken. We have found that the homeowner’s ability to finalize selection decisions and limit change orders provides the greatest effect on the speed of a build.
